Taxes & HOA Fees

Tax Information:

Purchasing a home is a major decision, and factoring taxes and assessments into your budget is an important part of the process. The current effective tax rate for Centerville/Washington Twp School District is 2.25%

 

To estimate property tax at Trails of SaddleCreek figure the real estate tax as follows:
$400,000 house x 2.25% = $9000/year

 

The above estimates are based on real estate tax rates provided by county officials at the time of such inquiry. Purchasers are directed to contact the Montgomery County Auditor’s office at 937-225-4326 for current information on real estate taxes and assessments, which can be imposed and increased as provided by law and by taxing authorities periodically.

 


 

Homeowner’s Association (HOA) Fees

Monthly fees are approximately $75.00 for the Trails of SaddleCreek neighborhoods. The monthly fee covers maintenance and upkeep of the community properties including, but not limited to:
  • Landscaping in all Common Areas
  • Themed Street Signs
  • Stone Entry and Entry Lighting
  • Hiker/Biker Trails and Sidewalks
  • Lakes and Pocket Parks
  • Community Fencing

 

HOA will also include a one-time assessment due at closing:
$250 Homeowner’s Capital Contribution

 

SaddleCreek Mailbox Fee (one-time fee)
$450

 

HOA fees and assessments are not guaranteed and can be imposed and increased by the HOAs as specified in the Association documents. Purchasers are directed to review these documents carefully and consult with an attorney regarding county taxes and assessments, association fees and assessments, and any other issue which might be considered important in deciding whether to make a purchase.
